Terms of Service

1. The service
Roost is a subscription-based London rental property alert service. We aggregate listings from selected estate agent websites, score them using AI against your personal preferences, and deliver a curated feed via our iOS app. Roost is not an estate agent, lettings platform, or property portal. We do not facilitate property viewings, applications, or tenancy agreements.
2. Subscription and billing
- Roost is available as a monthly subscription at £9.99 per month, billed through Apple In-App Purchase.
- New users can browse up to 10 properties free to evaluate the service before subscribing.
- Your subscription automatically renews each month unless cancelled at least 24 hours before the end of the current billing period.
- Payment is charged to your Apple ID account at confirmation of purchase.
- You can manage or cancel your subscription at any time via iOS Settings > [Your Name] > Subscriptions.
- Refunds are handled by Apple in accordance with their refund policies.
3. What you get
An active subscription gives you access to:
- Unlimited access to AI-scored property listings from our supported London estate agents, updated throughout the day.
- Push notifications for new high-scoring properties matching your preferences.
- The ability to save, skip, and organise listings in your personal feed.
- Full participation in collaborative trackers: save properties, vote, comment, and track your search with others.
Free users can browse up to 10 properties and view shared trackers in read-only mode. Subscribing unlocks the full experience.
4. Coverage and accuracy
Roost aggregates listings from a curated selection of London estate agents. We do not cover every agent or every listing in London. Coverage may change as we add or remove sources.
Property information (prices, descriptions, photos, availability) comes from estate agent websites and may be inaccurate, outdated, or incomplete. AI-generated scores and summaries are provided as a convenience and should not be relied upon as the sole basis for any rental decision. Always verify details directly with the estate agent.
5. Your account
- You must sign in with a valid Apple ID or Google account.
- You are responsible for maintaining the security of your account.
- You may delete your account at any time via Settings > Delete Account. This permanently removes all your data and cannot be undone. Deleting your account does not automatically cancel your subscription — you must cancel separately via iOS Settings.
6. Acceptable use
You agree not to:
- Use Roost for any purpose other than personal flat-hunting.
- Scrape, copy, or redistribute property data from Roost.
- Attempt to circumvent subscription requirements or access controls.
- Interfere with the operation of the service or its infrastructure.
7. Limitation of liability
Roost is provided “as is” without warranties of any kind, express or implied. To the fullest extent permitted by law:
- We are not liable for any loss or damage arising from your use of Roost or reliance on information provided through the service.
- We are not liable for the accuracy, completeness, or availability of property listings.
- We are not responsible for any decisions you make based on information in the app, including rental applications or financial commitments.
- Our total liability to you for any claim arising from these terms or your use of Roost is limited to the amount you paid for the service in the 12 months preceding the claim.
8. Changes to the service or terms
We may modify Roost or these terms at any time. Material changes will be communicated via the app or email. Continued use of Roost after changes constitutes acceptance. If you disagree with changes, you may cancel your subscription and delete your account.
9. Termination
We may suspend or terminate your access to Roost if you breach these terms. You may terminate your use at any time by cancelling your subscription and deleting your account.
10. Governing law
These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
